What is it

The bundle the seller has to hand you: the technical diagnostics grouped in a dossier de diagnostic technique, plus the copropriété paperwork when you are buying a flat.

Do I need it

Yes for any purchase. For a flat it also sets the clock: the 10-day withdrawal period only starts the day after you have received the copropriété documents.

When

Before or with the avant-contrat. The DDT is attached to the promesse de vente or to the acte de vente.

Where · mixed

From the seller, through the estate agent or the notaire. The diagnostics themselves are done by a certified diagnostiqueur.

What happens next
  • Read the DDT before you commit — it is the seller's statement of what the property is.
  • For a flat, your 10-day withdrawal period runs from the day after you receive the copropriété documents.
  • The avant-contrat must also say whether the property sits in a mérule zone declared by prefectural order.
